Summer has arrived, and the Orange County housing market is continuing its transition toward a healthier, more balanced environment. After several years of historically low inventory and rapid appreciation, home values have largely leveled off while buyers enjoy more choices than they have in recent years.
For homeowners, this doesn't signal weakness—it signals a market that is becoming more predictable. For buyers, it means additional opportunities without the intense competition that defined the post-pandemic market.

One trend continues to stand out: buyers who have been waiting for mortgage rates to return to 3% may be waiting indefinitely. While lower rates would certainly increase affordability, today's market offers something equally valuable—more inventory, less competition, and greater negotiating opportunities.
For many buyers, the right home purchased today may prove to be a better long-term decision than continuing to wait for significantly lower interest rates that may never return. At the same time, sellers who understand today's balanced market and price their homes appropriately continue to achieve excellent results.
